Your first investors almost always come from your existing network. Don’t pitch — educate. Share what you’re learning, post insights, host a dinner. Over 3-6 months, people will self-select as interested. Then expand strategically through REIA clubs, BNI groups, conferences, and online communities.
Phase 3: The Investment Pitch
- Executive Summary
- The Opportunity — why this market, asset, timing
- Investment Strategy — value-add plan, rent growth thesis
- Financial Projections — conservative, base, optimistic
- Return Structure — preferred return, equity split, fees, hold period
- Risk Factors — yes, include these; it builds credibility
- Team and Track Record
Capital raising has legal requirements. Work with a securities attorney before raising money from non-accredited investors. Get proper legal counsel — this is not optional.
Phase 4: Deal Structures That Attract Capital
- Debt (Private Money Loan): fixed interest 8-12%, secured by property
- Equity (Joint Venture): investor owns a percentage of the deal
- Syndication (506b/506c): GP manages, LPs passive, preferred return then equity split
Phase 5: Investor Relations
Getting your first investment is hard. Keeping investors and getting repeat investments is where the leverage is. Monthly updates, quarterly reports, annual reviews, bad news first, and distributions paid on time every time. The first $100K is the hardest — then the flywheel accelerates.
